About Durata Advisory

Clarify Structural Risk Early. Align Assumptions Before They Become Commitments.

Durata Advisory is a development advisory practice focused on identifying where entitlement, feasibility, enclosure, and execution decisions create structural project risk before that risk is priced or visible.

The Practice

Why Durata Advisory Exists

Project outcomes are largely determined before construction begins. The entitlement path that gets assumed into the schedule. The cost model that flattens construction complexity. The enclosure detail that nobody pressure-tests. The coordination gap between architect and contractor that stays invisible until pricing.

These upstream decisions interact. A procurement delay becomes an enclosure exposure. An entitlement assumption becomes a capital stack problem. A detailing decision becomes a warranty liability. Most advisory practices examine these variables in isolation. Durata Advisory examines how they chain together.

The practice focuses on early-stage technical and regulatory calibration, particularly in projects where entitlement complexity, enclosure performance, and sequencing sensitivity materially influence feasibility.

Tyson Dirksen

Real Estate Developer & Development Advisor

Tyson's experience spans more than three decades across urban infill, riparian and coastal regulatory contexts, mixed-use initiatives, transit-oriented environments, and technically complex building systems. His work sits at an uncommon intersection: building science translated into development risk, and development risk translated into financial structure decisions.

Advisory engagements reflect lessons drawn from vertically integrated development and construction environments where entitlement sequencing, enclosure detailing, and execution coordination materially affected cost, schedule, and performance outcomes.

  • Entitlement complexity across coastal, infill, and mixed-use environments
  • Building science integration and enclosure performance
  • Feasibility calibration against real construction system complexity
  • Execution discipline across multiple market cycles

Research builds conviction. Advisory structures risk. Execution delivers outcomes.

Durata Advisory operates within a three-platform ecosystem. Research and frameworks are documented at TysonDirksen.com. Advisory engagements are structured through Durata Advisory. Complex project execution is delivered through Evolve Development Group. Each platform serves a distinct function. Together they represent an integrated approach to development risk, from research through delivery.

Structural risk is most manageable before commitments are fixed.
